To say there was a lot of interest in this home is an understatement.  “We had over 90 showings during the time it was on MLS,” says listing agent Katie Rennie. “There has been so little inventory to come on in the neighbourhood since the spring that properties that do come on are selling very quickly.”

There were 13 offers to purchase and the house sold for $4,450,800 (111 per cent of the asking price) in seven days.

The property appealed to families who wanted to live in the home, as well as people who were considering rebuilding, she says. “This stretch of the south side of Dawlish is particularly appealing as the lots are 166 feet deep (versus the regular 150 feet for most of Lawrence Park) so the backyard has tons of potential for either a pool, sport court or addition, and still leaves space” for other uses.

The best property feature, she says, is the charming house. “The street presence with the front porch is inviting, the interior has a lovely family sensibility and there are five bedrooms so everyone has space.”

The house was built in1913 as a home for the daughter of a judge who lived down the street at 181 Dawlish, Rennie says.

“The sellers worked with (interior designer) Sally Pitfield to renovate the kitchen. The result is a bright, extremely functional space with Caesarstone countertops, a micro-marble backsplash and a large window above the sink that looks into the backyard.”

Past work included excavating the recreation room and installing radiant in-floor heat, raising the ceiling on the stairwell so tall people don’t have to stoop and renovating two bedrooms, she says.

Other highlights include an original coffered ceiling in the dining room and french doors between the living and family rooms. The family room also has french doors to a flagstone terrace and garden.

“The backyard is like your own private park. There are mature trees along the southern boundary but the lot is totally flat. The owners flood and (create) an ice rink every winter. It would be great for a pool too,” she says.
