On the map: Townhomes set to fill a four-acre site in the heart of Thornhill


A choice of classic and contemporary models come with subterranean parking and plenty of parkland nearby

When a school is up for sale, it’s typically in a sorry state. But that wasn’t the case with 300 Atkinson Avenue. Located on a leafy enclave in the heart of Thornhill across from the Promenade Mall, it was formerly a private Jewish school built in 1984.

“The building was beautiful,” says Mohammad Abhary, the principal and director of Arya Corporation, who first spotted the property in 2017.

“It was built for roughly 1,000 students. Enrolment had subsided. It was down to 300,” says Abhary. “They have another location at Finch and Bathurst and moved the students there, renovated and expanded.”

Abhary, a developer with low- and high-rise residential projects throughout the GTA and Uxbridge, was elated when he saw it was for sale through Cushman & Wakefield.

“It is extremely difficult to find an infill site of this size in such a neighbourhood. It’s four acres,” he says, noting his plan is to raze the building, and replace it with a clutch of 106 dwellings called Rosepark Townhomes.

Icon Architects’ design will boast just the right number of residential flourishes so as not to feel like interlopers in the north-of-the-city neighbourhood, where traditional homes are the norm.

Prices begin from mid $1.3 million for a three-bedroom in the Stellata Collection, the more contemporary model, with sizing ranging between 2,137 and 2,364 square feet; that includes a finished lower level of 384 to 426 square feet. The traditional Bonica Collection is priced from mid $1.4 million for the three- and four-bedroom layouts. They’re sized between 2,310 to 2,920 square feet with lower levels slightly larger than Stellata’s. Move-in is scheduled between November 2023 and May 2024.

“The project is comprised of regular back-to-back townhouses with windows in the front and the back, as well as back-to-back units,” says Hoordad Ghandehari, Icon’s principal architect.

“The regular ones are on the perimeter and more in line with single-family homes,” he says. “The others are huddled in the middle of the development and are a more dense product.”

“We wanted a balanced amalgamation of traditional and contemporary architecture,” says Ghandehari. At a glance, huge two-storey windows appear totally today, but the French-style mullions move them into a classic category.

Another mesh happens in the roof lines. “The sloped roofs are traditional, but the material” – standing seam metal – “is contemporary,” he says.

Gables and dormers, meanwhile, “are traditional North American elements that we’re cladding in aluminium wood-grain siding,” giving them a contemporary update.

“We also tried not to have two adjacent units look the same,” says Ghandehari. “Within a block we have variation. One has a gable, one a dormer, one has brick, one has aluminium wood-grain print,” he says.

Another defining feature of the project, he says, is that it’s quietly sophisticated, free of a mess of garage doors, which can be an eyesore when open, and excess traffic.

“Unlike 98 per cent of townhouses, this has a common underground garage. When you put the garage below grade, you cannot see one single garage door,” he says. “Everything all of a sudden becomes pedestrian friendly.”

Residents access their cars from a door in their basement that leads directly to the underground.

A triangular parkette is planned for the centre of the development. “It’s an extension of the park,” notes Ghandehari, referring to Rosedale North Park, which sits just north of the property.

There residents will find benches, a baseball diamond, tennis courts and a play structure. Nearby, other parks include Oakbank Pond Park, Sugarbush Heritage and Royal Orchard.

Each unit in the Thornhill project—situated in a family-oriented suburb between Vaughan and Markham—has a private outdoor amenity with backyards and rooftop terraces.

Commuters are a short distance from Highway 401, the GO Train and the TTC. As for amenities, there’s the Promenade with its shops, restaurants and cafés.

“We designed the townhouses for different demographics,” says Abhary. “There are move-down empty nesters who want to stay in the neighbourhood, so we have units designed with an optional elevator in the Bonica Collection [for an added cost] that goes from the parking level right upstairs,” he says.

“Younger families in a condo who want to increase the size of their living space or move to Thornhill from a different location are another demographic,” says Abhary. “There are so many schools in the area. There’s a public school [Rosedale Heights] just north of the park.”

Regardless of who moves in, the interiors by Tomas Pearce Design are made for modern living. Each townhome has a gourmet galley chef’s kitchen with a floating island and spa-inspired ensuite bathrooms with a double sink, soaking tub and premium frosted glass finishes. Glass partitions along the main stairwell offer abundant natural light.
